Terms of Service

These Terms of Service ("Terms") govern your use of Denhunt's websites and apps, including denhunt.com, app.denhunt.com, and our agent app (together, the "Platform"), operated by Denhunt ("Denhunt", "we", "us"). By creating an account or using the Platform, you agree to these Terms. If you don't agree, don't use the Platform.

Denhunt connects people looking to rent, buy, or view property ("Renters") with individual real estate agents ("Agents") and licensed real estate businesses ("Agencies") who list property on the Platform. We are a marketplace and a trust layer between these parties. We are not a party to any tenancy, sale, or lease agreement, and we don't own, manage, or inspect the properties listed.

1. Who can use Denhunt

You must be at least 18 years old and able to enter into a binding contract under Nigerian law to use the Platform. By registering, you confirm the information you give us is accurate and that you will keep it up to date.

2. Accounts and verification

  • Renters sign up with an email and password, and must verify a Nigerian phone number before making an enquiry on a listing. This is to keep contact between renters and agents/agencies genuine and reduce fraud.
  • Agentsmust submit a valid government-issued ID (NIN, driver's license, international passport, or voter's card), and may optionally submit a professional certificate, before their listings can go live. We review this before approving an agent.
  • Agencies must submit their CAC registration documents and a valid government ID for their business representative as part of onboarding. We review and approve agency accounts before they can publish a storefront or listings.

You're responsible for keeping your login credentials confidential and for all activity on your account. Tell us immediately if you think your account has been compromised.

3. Listings

Agents and Agencies are responsible for the accuracy of everything they list: photos, description, price, location, and amenities. Listings go through a review step before they appear publicly. Approval by Denhunt is not a guarantee that a listing is accurate, available, or free of defects, it's a basic content and fraud check, not a property inspection by us.

We may remove, unpublish, or reject any listing that is misleading, duplicated, involves a property the lister doesn't have the right to list, or otherwise breaks these Terms or the law.

4. How enquiries and inspections work

Denhunt runs two different models, depending on who posted the listing:

4.1 Listings from individual Agents

When you enquire on an Agent's listing, you and the Agent agree on a viewing date inside the Platform. To confirm the visit and unlock the exact address, you pay an inspection fee through Denhunt. This fee is held in escrow by Denhunt, it is not paid to the Agent up front.

On the day, you and the Agent meet at the property. You're given a one-time code and the visit is confirmed using both parties' device location once you're near the property, which starts a fixed inspection window. If no dispute is raised during that window (plus a short grace period after it closes), the fee is automatically released to the Agent. If you raise a dispute because the property wasn't as described, or the Agent doesn't show up, our team reviews it and decides whether to release the fee to the Agent or refund you, in full or in part, via Paystack.

4.2 Listings from Agencies

Agencies are verified, registered businesses, so this flow is simpler: your chat with the Agency unlocks immediately when you enquire, no fee or waiting period. You and the Agency agree a viewing time directly in chat, and the Agency schedules it on the Platform, you'll get an email confirmation. Denhunt does not hold, process, or take a fee for these viewings. If an Agency charges an optional viewing fee, that is a private arrangement between you and the Agency, paid directly to them, outside the Platform, and Denhunt is not responsible for it.

5. Payments

Payments on the Platform are processed either by bank transfer (confirmed manually by our team) or through our payment processor, Paystack, depending on what's currently available. Card and bank details you enter are handled directly by Paystack, Denhunt does not store your full card number.

Refunds, where owed under these Terms, are issued back to your original payment method and can take a few business days to reflect, depending on your bank.

6. For Agents: payouts and conduct

When an inspection fee is released to you, it's credited to your Denhunt wallet, minus our platform commission (currently 10%). You can request a withdrawal from your wallet to your bank account at any time; withdrawals are processed by bank transfer or Paystack transfer, depending on what's currently available, and may take a short time to clear.

You agree to show up for confirmed inspections, represent listings honestly, and not ask renters to pay you directly to avoid the Platform's escrow protection. Repeated no-shows, misrepresentation, or attempts to take a transaction off-platform may lead to suspension.

7. For Agencies: subscriptions and billing

Agency accounts run on a paid subscription plan, billed on a recurring cycle to the card you save with us via Paystack. We'll attempt to renew your subscription automatically on your renewal date. If a renewal charge fails, we give you a one-day grace periodto update your payment method before any part of your account is restricted, so a temporary card issue doesn't cut you off without warning. We'll email you as your renewal approaches and again if a charge fails.

You can cancel your subscription at any time from your account; cancellation takes effect at the end of your current billing period, and we don't provide partial refunds for the unused part of a period except where required by law.

Agencies are responsible for the conduct of their staff on the Platform, including messages sent through Denhunt's chat and through any external channel (such as WhatsApp, Instagram, or Facebook) connected to your Denhunt inbox for convenience.

8. Reviews

Renters who complete an inspection can leave a rating and review of the Agent or Agency. Reviews must reflect a genuine experience. We may remove reviews that are fake, abusive, or unrelated to the listing/inspection.

9. Prohibited conduct

You agree not to:

  • Post fake, duplicated, or intentionally misleading listings.
  • Impersonate another person or business, or misrepresent your identity or verification documents.
  • Circumvent escrow or agreed fees by taking payment off-platform.
  • Harass, threaten, or discriminate against another user.
  • Use the Platform to collect renters', agents', or agencies' data for anything outside your use of Denhunt.
  • Interfere with the Platform's normal operation (scraping, reverse-engineering, exploiting bugs).

We can suspend or terminate accounts that break these rules, at our discretion, with or without notice depending on severity.

10. Reporting and moderation

You can report or block another user directly from a chat if something feels wrong. Our team reviews reports and disputes and can take action including removing content, freezing a transaction, or suspending an account.

11. Our role and liability

Denhunt is a marketplace. We don't own, manage, or guarantee the condition, legality, or availability of any property listed, and we are not a party to any tenancy or sale agreement between a Renter and an Agent or Agency. Our escrow and verification steps are designed to reduce fraud and give you recourse, they don't eliminate all risk.

To the fullest extent the law allows, Denhunt is not liable for indirect, incidental, or consequential damages arising from your use of the Platform or any transaction between users. Our total liability to you for any claim is limited to the fees you paid to Denhunt in the twelve months before the claim.

12. Changes to these Terms

We may update these Terms as the Platform evolves. If we make a material change, we'll let you know (in-app notice or email) before it takes effect. Continuing to use the Platform after a change means you accept the updated Terms.

13. Governing law

These Terms are governed by the laws of the Federal Republic of Nigeria.
